MRP launches the transformation of the historic Xenia Hotel on Spetses into a luxury Five-Star Eco-Resort
In the presence of Mr. Apostolos Michalopoulos, Head of Economic and Commercial Affairs at the Embassy of Greece in the Netherlands, MRP officially launched the transformation of the historic Xenia Hotel on the island of Spetses into a luxury five-star eco-resort during PROVADA, the Netherlands’ leading real estate exhibition.

The Xenia Spetses project marks the revival of one of the most iconic properties of Greece’s renowned Xenia program, a landmark initiative launched in the 1950s to establish Greece as a leading international tourism destination. Listed by the Greek Ministry of Culture since 2022, the hotel is recognized for its architectural and cultural significance. Following the recent issuance of the building permit, the project has entered its implementation phase.
The redevelopment will restore and reinterpret the original Xenia philosophy, combining respect for heritage with contemporary standards of luxury, sustainability, wellness and hospitality. Located on one of Greece’s most cosmopolitan islands, within easy reach of Athens, the new resort will feature approximately 47 suites and villas, complemented by restaurants, bars, wellness facilities, a gym and a full range of premium hospitality amenities.
Designed in harmony with the natural landscape of Spetses, the resort’s bungalows will offer guests a unique blend of island simplicity and refined eco-luxury. The project aims to become a benchmark destination where exceptional architecture, local character, wellbeing and environmental responsibility come together.

Construction is scheduled to commence in the third quarter of 2026. The project is being developed by MRP in collaboration with Focal Project Managers, Archiplus Architects & Associates, and a multidisciplinary team of architects, engineers, consultants and hospitality specialists.
