Nosara new residential building for sales in Cartesius Utrecht

Nosara is a new residential building by MRP with 50 sustainable owner-occupied homes and a biodiverse courtyard garden in the Nicoya subarea of Cartesius Utrecht. MRP has launched the home finder and is starting to sell the homes in order to achieve a healthy mix of rental and owner-occupied homes in the second phase of Cartesius. Construction of the Nicoya subarea is in full swing, with completion scheduled for summer 2026. The design of Nosara, like all other buildings in the Nicoya subarea, is by architect Mark Spijkerman of Paul de Ruiter Architects: “Each block in Nicoya will have its own look and unique character. The inner garden space connects the buildings and is the heart of this subarea, linked to Cartesius Park. This is the place to meet, exercise, and chill out.”

Nosara will feature two-, three-, and four-room apartments, two-story maisonettes, and two exclusive penthouses with views of Cartesius. Nosara is located directly on Cartesius Park, next to the biodiverse courtyard garden and the monumental CAB “de Huiskamer van de Wijk” (the neighborhood living room) with all kinds of neighborhood amenities. On walking distance from the station Utrecht Zuilen and the historic city center of Utrecht is only a 10-minute bike ride away.

Cartesius is a new neighborhood in Utrecht, located directly next to the train station. With over 3,000 homes planned, biodiversity, sustainability, and health are the guiding principles behind the creation of a place where people can live together happily and healthily for longer. Space to live, work, and relax together or in peace and quiet; space to live! It is a blueprint for the urban neighborhood of the future.

Cartesius is located close to the historic city center, next to Utrecht Zuilen station, and opposite the “free port” of the Werkspoorkwartier. Cars are out of sight, your home is close to the park, and you can walk or cycle to the city center. There will be a sports hall and the Cartesius children's center, where children will learn a healthy lifestyle from an early age.

In Cartesius Utrecht, the first Heart of Health area development in the region, the scientific theory of the Blue Zones is being applied in an urban setting for the first time. The eight pillars of the Cartesius concept are the cornerstones of the area development. Cartesius has been an international leader from the outset. An important part of the urban district is the measurement of interventions in order to contribute to a healthy and sustainable living environment and ultimately to the physical and mental health of people and animals, with a greater contribution to the earth. Cartesius is a development of the Cartesius Development Consortium MRP and Ballast Nedam Development in collaboration with the Municipality of Utrecht and NS Stations, urban and landscape architect Mecanoo, EVA Architects (Okinawa and Cartesius Parking), Paul de Ruiter Architects (Nicoya and Loma Linda), de Architekten Cie. (Baunei), project management in collaboration with Drees & Sommer Netherlands, and the realization of phase 2 is in the hands of Heddes Bouw & Ontwikkeling (the CAB, Okinawa, the parking garage) and Ballast Nedam West (Nicoya).
