MRP sells 4 residential towers, commercial spaces, and the underground parking garage of MIX Amsterdam to Union Investment

MRP has sold 4 residential towers with a total of 281 apartments and a combined rental area of 20,274 m² in the MIX Amsterdam new-built project at Osdorpplein in Amsterdam to German real estate investment manager Union Investment. The closing was with support of NL Real Estate. The transaction also includes approximately 3,950 m² of commercial space on the ground and first floors, and the entire underground car park with 382 parking spaces. MIX Amsterdam comprises a total of 528 rental apartments, 162 of which are social rental, commercial spaces and the art and culture center “Het Verhalenhuis”.

MIX Amsterdam – Living, Working, Facilities

MIX Amsterdam is the third phase in the area development of MRP on Osdorpplein in the district Amsterdam Nieuw-West. There will be 528 rental apartments, 162 of which will be social rental homes, and an open communal courtyard for residents and neighbors. The public bicycle shed offers space for more than 400 bicycles under the art & culture center Verhalenhuis and there will be 382 additional new parking spaces in the public car park, which is directly connected to the public car park of Don Bosco. Shops, offices and the art and culture center Verhalenhuis will be located on the ground floor.

MIX Amsterdam will be realized by Heddes Bouw & Ontwikkeling, the trusted partner of MRP for different projects such as the realization of the mixed-use project The Hub at Osdorpplein and this summer the project AMST in Amsterdam. The partnership continues with the realization of the monumental CAB with commercial units and community spaces, and (social) rent appartements in Cartesius Utrecht, a healthy urban living development.

 

Union Investment expanding in the Netherlands

Union Investment is further expanding its strategic position in the European residential property market and has acquired a large part of the MIX Amsterdam development for its open-ended real estate fund UniImmo: Europa. The vendor is property developer MRP, which will continue to implement the project for Union Investment. The purchase price was not disclosed.

Six residential towers with heights ranging from 29 to 41 metres are set to be constructed at Osdorpplein 1000, on the site of the former municipal offices for Amsterdam West, with delivery targeted for mid-2026. A total of 528 residential units will be created at the location, of which Union Investment has acquired 281, spread over four towers and with a combined rental space of 20,274 sq m. The transaction also includes approximately 3,950 sq m of commercial space on the ground and first floors and the entire underground car park with 382 parking spaces. Not included in the purchase are the municipal library, which extends over 3,923 sq m, 162 social residential units in Tower 1, which are being sold to a local provider of social housing, and 85 units in Tower 6, which developer MRP will retain in its own holdings.

At the same time, we are continuing our successful partnership with MRP and Heddes Bouw & Ontwikkeling, which are already carrying out the AMST development at Amsterdam Amstel station for Union Investment. Alongside the markets in which we are already invested, such as Amsterdam, Dublin and Helsinki, we will gradually expand our residential investment strategy to include further European destinations,” said Martin Schellein, Head of Investment Management Europe at Union Investment Real Estate GmbH.

The area development of MRP at Osdorpplein consists of various phases with the aim of improving the quality of the Osdorpplein city center for residents, entrepreneurs and visitors. In the first phase, MRP delivered Parking Nieuw West in 2020 with 229 parking spaces, a new Jumbo supermarket and commercial units in Don Bosco. In the second phase, the The Hub project, MRP delivered the new Stadsloket with offices for the Municipality of Amsterdam, 37 owner-occupied apartments, 40 private sector rental apartments, commercial units and for Woonzorg 16 extra social rental homes with a new inner garden and a shared space for the Woonzorg residents The second phase will be fully completed in February 2023.

Osdorpplein is the bustling city center in Amsterdam Nieuw-West on the Sloterplas. A colorful place in a water-rich and green environment, where people of all ages and cultures feel at home and can be themselves. The area is in full development and is fast becoming one of the most colorful hotspots in Amsterdam. A modern center with an Amsterdam look and a perfect accessibility is being built.
